The Team was treated to an all you can eat feast and then was presented with their awards. As the awards ceremony and dinner began to wind down, snow flakes begin to flutter from the sky. What a beauttiful way to end a lovely lunch and begin the Christmas season. When most people discover that your a Realtor, the first question you are ask is "So, how's the market?" "Have we hit bottom yet?" They are typically very surprised and skeptical when I tell them that actually, the Statesville NC market has already hit bottom and started back the other way. Their surprise stems from all the publicity on TV, Newspapers, etc, that report on the national market, not the local market. They think that because California and Detroit are still in the downward pattern, that Statesville, Mooresville, Troutman and other Iredell County markets are as well. But that's far from the truth. We are beginning to see several indicators which suggest that the well being of our real estate market is improving, especially when we look at properties that are not distressed. Those indicators include fewer homes on the market, mulitple offers, and fewer days on the market. Have you ever been sick with the flu or know someone who has, they feel bad, run a fever, aches and pains cover their bodies and then the sweats from the fever. One minute your hot then your cold. Sound familiar? But we all know that once that fever has broken, we begin to mend quickly. That's a good analogy of what the real estate market in Statesville, Troutman, Mooresville, and Iredell County in general have just experienced. Our fever has broken and I feel we have been through the worst. We are on the mend, as we are seeing fewer houses on the market, more mulitple bid situations, and homes selling in fewer days. With these indicators in place, we are turning from a buyers market to a sellers market. That's right, with fewer homes on the market, prices will begin to rise. So, if individuals can get money, and want to invest in real estate, now's not the time to be holding back. We are very unlikely to see these perfect buying conditions that we have now for a long time to come. Lowest interest rates in over 50 years or more, bargains in short sales and foreclosures and even some properties that are not distressed. Of course we can't forget that the amount of new construction taking place in our community is very little. Less than 900 building permits have been issued to date as compared to over 2300 in years passed (see chart below) , and the majority of those issued were for renovations, and additions to current structures. So with fewer homes on the market, very little new construction, an anticipated popluation boom over the next 40 years, it's beginning to look like a sellers market for sure. Statesville Convention and Visitors Bureau will be holding it's 10th annual Tree Lighting Season, November 29, 2011 at the Statesville Civic Center. The Civic Center is in beautiful, Historic Downtown Statesville at 300 S. Center Street, just one block south of the city square. The ceremony will kick off at 6:30 as the 21 foot tree is lit and the eyes of the children and adults begin to sparkle and reflect the many colors on the tree. But what Christmas celebration would be complete without a visit from Santa himself. Santa will be available for photo opportunities and for the children to share their Christmas List was Santa. The sounds of the holiday will abound as Christmas carols fill the air. If there is a nip in the air, just step inside and take your choice of hot cider or cocoa, maybe even enjoy a cookie or two. Many local vendors will have their specialty items displayed for sale. Need a unique gift, look no further. Sure beats the rush of the mall, this time of year. So whatever part of the holiday season you find most enjoyable, you'll find something here sure to satisfy that appetite. Who knows this may be the start of a new holiday tradition. To briefly, describe Bob's many involvments would take pages and pages, as he is very active in every walk of his life. But I'll tell you about just a few and then we'll get more personal. Bob Dellinger has served the citizens of Iredell County and Statesville, NC area as a realtor for 36 years. Bob is still very active and does a lot of work with investment properties, commercial properties, foreclosures, single family residential and land. Bob is also a licensed appraiser of his own appraisal company, Carodell Appraisal Service. Bob attends First Baptist Church in Statesville, where he has been a faithful member for over 50 years. Bob has served as a Sunday School Teacher, Treasurer, Trustee, Deacon and Chairmen of the Buildings, Grounds and Equipment Team. Labor Day is the start of the Iredell County Agriculture Fair, where Bob works from open to close each evening, with his civic group, the Statesville Kiwanis Club. Bob has worked the fair for the Kiwanis for 44 years. Bob has had perfect attendance for 43 of the 44 years of his membership; An accolade that most can't claim. Mitchell Community College also benefited from the service Bob provided as a Trustee for the college. The Iredell County Board of Commissioners and Planning and Zoning Board in Iredell County has received many hours of Bob's civic duty. He currently is serving on the Iredell County Board of Adjustment. Now some may ask just how old Bob is to have done so much, and still be so active. But age is not a factor, it's all about the attitude and Bob believe's in making the most of every waking hour. Bob is also an avid gardner, who enjoys planting, and working his vegetable garden every year. During the summer months, our office can always count on a personal delivery of fresh vegetables, compliments of Bob. He also likes to travel and spend time with his wife of 52 years Carolyn and their children and grandchildren. Bob enjoy's visiting his mother who is 102 years old. Bob is not only very active but also very young at heart. Always up for a challenge. Just this past August, the Statesville Chamber of Commerce held the first annual "Davis Regional Amazing Race". Yes, just like the race on TV, only Iredell County was the extent of the travels. Bob served on one of Exit's two teams. Out of 31 teams that entered the race, Bob's team came in 9th. That's pretty darn amazing. Just like Bob, an amazing man that is filled with wisdom and always has an encouraging word. Exit is fortunate to have such a wealth of knowledge, wisdom and experience.

Homes in the Statesville, NC market are down from the previous twelve months, according to the statistics of the Charlotte Regional Realtor Association. Traditional Home Listings, which refer to properties that are not in a foreclosure or short sale situation are down over the last three years. For the listing period of November 2008 through October 2009 the number of homes listed for sale were 652 properties. For the following listing period of November 2009 through October 2010, the number of homes listed decreased by 4.2% to 625. The most recent listing period the number of single family homes for sale in the Statesville NC area were down an additional 12.4% to 547. ( Illustrated in the chart below) Statesville had 38 Foreclosed homes November 2008 through October 2009. During the following twelve month period from November 2009 through October 2010, the number of foreclosed properties rose an alarming 78.5%. However, things are looking up in the Statesville real estate market, during the November 2010 through October 2011 period, the number of foreclosures have fallen 34.5% to only 44. The market is showing a positive change. Finally, Short Sales! Yes, that word that describes properties on the market for sale that are pre-foreclosure. A short sale is simply when a bank is willing to accept less for the property than what is owed on the mortgage to avoid having to foreclose on the property. As illustrated below November 2008 through October 2009, we had 35 homes that were listed in this category. The following twelve months from November 2009 through October 2010 , the number of short sales rose 5% to 37. In November 2010 through October 2011, just this previous 12 months short sales dropped 7.5%. Although this number appears to be headed in the right direction, several financial and real estate experts are predicting that over the next 24 months, we will see the number of properties for sale as Short Sales significantly increase.
